Antwerp attracts wealthy, older residents

Sales of luxury apartments costing at least one million euros in Antwerp have tripled in ten years, from 34 properties in 2013 to 100 in 2023. According to real estate company Immpact and estate agent De Meester, the majority of these transactions take place in the city centre, especially around the five-star Botanic Sanctuary hotel. People aged 50 and over and those aged 65 and over in particular are rediscovering the city centre: in the historic centre, their share rose from 15.5% in 2015 to 19.1% today, while it fell slightly across the city as a whole.

Botanic district as a magnet

Demand for luxury real estate is mainly concentrated in the historic heart and around Botanic Sanctuary, with prices ranging from 1 to 2 million euros and above. Buyers are often former villa dwellers from the suburbs who want to live closer to amenities. Projects such as the penthouse in Project Leopold – 290 m², south-facing terrace of 90 m², asking price 2.9 million euros – illustrate the exclusive offering. According to Immpact, there is still room for growth in the higher segment, as evidenced by the 40% higher average annual income in the neighbourhood around Meir and Theaterbuurt.

Luxury and comfort within walking distance

New residents particularly appreciate the convenience of the location. Everything is within walking distance: shops, restaurants and culture. The arrival of the Botanic Sanctuary gave the neighbourhood a boost, with luxury shops and affordable eateries. For many, the view of iconic buildings such as the cathedral or the Boerentoren is an added bonus.

Popular choice of residence for the over-55s

Many residents in this neighbourhood are aged 55 or older. Sought-after extras such as terraces and parking garages make these apartments even more attractive in a busy city centre. The combination of comfort, location and prestige makes the area a lasting magnet for affluent seniors.
