Prices fall, supply rises
On average, buyers paid 306,813 euros for an apartment this year, a decrease of 7.6% compared to 2024. For flats on the seafront, the price even fell by 13.2% to €370,683. Notary Bart van Opstal emphasises that this decline is the result of ample supply, but warns of seasonal effects: 'More expensive flats are often sold in the second half of the year. People only decide on a second home after the summer, which can push up the annual average again later on.
New-builds remain limited
The proportion of new-builds among the apartments sold is falling. Only 5.6% of transactions in the first half of the year involved a new-build apartment, compared to 16.8% before the coronavirus pandemic. New-builds cost an average of €450,927, which is 13.4% more expensive than in 2024. On the east coast, such as in Knokke and Heist, new-build properties are on average €35,000 cheaper than existing properties, because new-build properties are often less favourably located.
