Free breakdown assistance for your home: Spotto launches unique service

Buying a home is often the biggest investment you will ever make. But what if, just after the purchase, the refrigerator breaks down, the boiler fails or the garage door won't open? Your savings are usually depleted, and technical problems never come at the right time. That is why Spotto, together with insurance broker Concordia, is launching a first in Belgium: free breakdown assistance for homes.

This service offers buyers and sellers extra protection and peace of mind. From the signing of the preliminary agreement until four months after the notarial deed, 24/7 assistance is available. The estate agent pays for the insurance, so the customer pays nothing. The principle is simple: call a central number and a technician will come to your home. Just like breakdown assistance for your car, but for your home.

Why this service is necessary

Buying a home is not just a matter of following your heart, but also requires a healthy savings account. Febelfin recommends having at least 20% of your own funds available. For a home costing €350,000, that means €70,000 in savings. Often, the entire amount goes towards the purchase, leaving little left over for unexpected costs.

Yet it is precisely these costs that often turn out to be a reality. According to Concordia, 40% of problems after purchase concern built-in appliances, followed by faults with heating, plumbing and electricity. Belgium also has an ageing housing stock: the average house is 50 to 55 years old. Even recent homes can suffer from bad luck.

A broken refrigerator or a faulty boiler can quickly cause stress. Not everyone is technically savvy, and those who have just moved often do not yet know a reliable technician in the neighbourhood. Estate agents must be transparent about defects, but even with a correct transfer, an appliance can suddenly break down.

 

What exactly is covered?

 

The breakdown assistance applies to both buyers and sellers, from the moment the preliminary sale agreement is signed. The insurance covers:

 

  • 2 call-outs per property
  • Up to £250 in material costs per call-out
  • 24/7 availability
  • Valid during the purchase period and up to 4 months after the deed

 

The cover includes fixed, built-in appliances such as:

 

 • refrigerator

 • oven

 • boiler

 • electric garage door

 • built-in cooker

 • fixed sanitary installations

 

Separate appliances are only covered if they are explicitly mentioned in the sale.

What is the legal situation?

 

When you buy an existing home, you usually do so in the condition it is in. This means that the seller is not automatically liable for defects in appliances, unless they provide guarantees. However, they must be honest and report any known defects. If they fail to do so, the buyer can file a claim for damages, but they must prove that:

 

  •  the defect already existed,
  •  it was not visible,
  •  it impedes normal use,
  •  and that the seller was aware of it.

This burden of proof is heavy. That is precisely why Spotto's free breakdown assistance is so valuable: it prevents arguments, legal uncertainty and expensive surprises at a time when buyers are most financially vulnerable.
