Growing interest in “rent now, buy later”

The formula whereby tenants can buy the property after a few years and part of their rent payments are offset is rapidly gaining popularity. HappyNest, founded in 2023 by Matexi and BNP Paribas Fortis, offers tenants the option to buy their home after four to five years at a predetermined price. Half of the rent paid over the last four years is deducted from the purchase price. Those who do not buy can simply continue to rent. Canius Real Estate and Dewaele also have similar systems, whereby rent can be saved for up to eight years as a personal contribution.

Advantages for tenants

This arrangement allows tenants to live in their future home while giving them extra time to save the necessary capital for a mortgage. Because these are often new, energy-efficient homes, energy costs remain low and saving is easier. Moreover, the rent is not completely lost, as part of it is offset against the purchase price. Prices are in line with the market and the homes are delivered ready to move into, except for minor finishing touches such as painting or landscaping.

 

Demand exceeds supply

Interest is high: HappyNest has had almost 7,000 interested parties since its inception, but currently has only about 150 active customers. Canius Real Estate is also almost fully booked. The limited supply is partly due to differences in rental legislation between the regions and the need to attract more investors and developers. HappyNest wants to bring a second developer on board by the end of this year so that supply can grow.
